This farm includes 4 very good irrigation wells that are piped together with buried water lines. The 4 wells service 7 Valley center pivots and the gravity irrigated cropland.
Because of the complexity of the irrigation systems, the farm is not conducive to being divided for marketing. It is being offered as one very nice irrigated farm and if multiple Buyers can make an acceptable offer to the Seller and work together after closing to divide the farm that is their option to do so.
Commodity marketing opportunities in the region include 3 different ethanol production plants, cattle feeding capacity of over 200,000 head and multiple grain delivery stations.

The center pivot irrigated cropland in watered with modern Valley 8000 systems. 5 of which were put in in 2002 and 2 in 2015. The details of each pivot is listed below.
Each of the 4 electric powered irrigation wells include 200 hp electric motors and are connected together with buried water lines. The wells provide irrigation water for the center pivots and the gravity irrigation gated pipe. There is a large inventory of line and gated pipe that sells with the farm.
Gravity Irrigated Cropland in Section 9
There is about 300 acres of gravity irrigated cropland in Section 9 of the farm. This is watered mostly by Well #4 but can receive water from Well #2. The balance of the gravity irrigated cropland is intermixed within the pivot irrigated.
The non-irrigated cropland is intermixed within the irrigated and there is a 52 acre field located in the northwest corner of the property west of the north pasture and a 50+/- acre field located in the southeast portion of the property.
The very productive cropland soils on this farm is 92% Class I and II Hall silt loams with 1 - 3% slopes.

There are 2 fenced pastures on the farm. The north pasture is about 141 acres and the east pasture is about 239 acres. Stock water for the north pasture is provided by an electric submersible well and pipeline. This pipeline does provide stock water for 2 of the neighbors to the north. This was an arrangement the Owner made with the neighbors many years ago. Stock water for the east pasture is provided by an electric pump jack and the submersible well at the rental house.
There is also 2 additional stock tanks on the farm that provide stock water for stalk grazing. There is a large amount of unfenced rangeland that can be grazed as off season range with the stalks.
