Named for the Brushy Creek which is a seasonal creek that flows west to east along the northern portion of the property, also located in this area is about 70 acres of cropland that could be irrigated with the registered irrigation well. The soils in the cropland are nearly all Class II McCook and Cozad Silt loams. It is currently planted to alfalfa. The property does include a registered irrigation well, there are 35.1 Middle Republican NRD certified irrigated acres with the well. It has not been pumped since 2018. There is no guarantee on the status of the well, pump and motor.

Another water way that flows through the property from the south to the north is Frazier Creek, also a seasonal creek that historically has run strong enough that the Middle Republican NRD built Medicine Creek Reservoir 370 to prevent it from flooding downstream. Medicine Creek Reservoir 370 is located in the north center of the property and offers habitat for a mixed bag of wildlife. These creeks are tributaries to Medicine Creek downstream from the property.

Waterfowl hunting opportunities are available on the reservoir and off a small pond just north Brushy Creek. Big mule deer and whitetail deer hunting along with turkey hunting are big opportunities with this property.

The hardland pasture is cross fenced into 4 pastures and stock water is provided by 2 windmills, the reservoir and a couple stock dams. Each windmill has newer large capacity bottomless tanks and the north well has submersible pump to run with a generator. The property has a developed trail to travel completely around the grass pasture for hunting, recreation and checking livestock. The cross fences are in very good condition for rotational grazing management.

This hunting and recreational property offers an income stream to the new owner as the current tenant would be willing to continue to rent the property. If you are unfamiliar with the hunting seasons in Nebraska please click the link below for more information.

BROKERS NOTE: This is a very unique property and in this current active land market may not last long. It has attributes that are rarely combined into one property. I encourage you to schedule a tour to truly appreciate what it has to offer.
