The cedar trees on the property have been mitigated and there is a large hedge apple tree grove in the near center of the property. Historically the pasture has provided grazing for 70 pair in the summer. With fertilizer the meadow can normally produce 200 ton of hay annually. This Parcel offers an income stream to a mixed bag hunting opportunity that includes white tail deer, water fowl, turkey and fur trapping.

A survey of the river boundary was completed in 2007 to determine a boundary line agreement. However the boundary line agreement was not completed and filed. At this  time the Seller is choosing to let the Buyer work with the land owner on the north side of the river to complete the boundary line agreement after the auction. The land owner to the north is recognizing the boundary line as the center thread of the main channel of the North Platte River. He has expressed the willingness to enter into such a boundary line agreement. Please contact Broker for more information and a copy of the survey.
